Road Preservation in Oro Valley, AZ: VSSI Completes PMAR Cape Seal Project

Our VSSI crews have just wrapped up the community’s first-ever PMAR cape seal application. This extensive project covered 85,000 square yards across three different locations in the Oro Valley area. The scope required meticulous planning and execution to ensure consistent quality across all sites.
The PMAR Cape Seal Advantage, a cape seal, combines two powerful pavement preservation techniques for maximum effectiveness. In this case, we applied:
A base layer of PMAR (Polymer Modified Asphalt Rejuvenator) 3/8" HPC chip seal over four days.
A finishing layer of micro seal MSE with type 2 aggregate over five days.
This approach provides superior protection against water intrusion while significantly extending pavement life by 8-10 years. The PMAR modification enhances the seal’s flexibility and durability, making it particularly effective in Arizona’s climate conditions.
The PMAR cape seal provides numerous advantages over traditional treatments:
Seals moderate cracks and protect against further deterioration
Increases skid resistance for improved safety
Creates a uniform surface appearance
Delivers significant cost savings compared to full reconstruction
Reduces overall lifecycle costs compared to conventional overlays
